Landlord Looks to Fill Telegraph Station Spot

Jackson Prentice Real Estate Service receives inquiries about property that used to house a sandwich shop, music venue.

Jackson Prentice Real Estate Service is hoping to have the old Telegraph Station location leased by the end of January, Associate Broker Hannah Traul said Friday.

The property is located at the Telegraph Road Shopping Center in the Rose Hill area.

Telegraph Station was a coffee and sandwich shop and music venue that opened in 2010 and closed during the week of June 4. The restaurant started promoting and hosting local music acts in late 2011. Other businesses in the shopping center include, Tobacco Shop, Burke & Herbert Bank and Carpet and Flooring Store.

Traul said they've received a few inquiries but haven't leased the commercial property yet. According to the website, the property is 2,250 sq. ft. and will be leased for $4,700 a month.

A coffee shop was a great idea. I'm surprised it was always empty at 8AM in the morning - you'd think everyone coming up telegraph road would want to stop there for a refill on their way to work. People seemed to grasp the concept with the dry cleaner! Also, we liked to meet at Telegraph Sta for a snack then head over to Jefferson Manor Park to play. Seems like the idea is right but something needs to be adjusted in the execution.

If they didn't raise the rent so high after the first 1 or 2 years of the lease (raised to the point that it coudln't be paid) they might have better luck keeping it occupied. Seems like a simple solution -- not sure why the real estate company is having a hard time seeing it. It's a small coffe/sandwich shop....

That rent seems rather high. And yeah, if they hadn't been so greedy, we would still have our music venue/coffee shop and the landlord would still be making money on the place instead of it sitting there empty!

That rent IS high -- $25 per sq ft per year. For a tiny suburban retail space in a small strip mall location, they will never get that rent in this economy. They can "hope" all they want but it won't happen at that rental rate.
