More Office Buildings Coming to Kingstowne

The Halle Companies and Beulah Street II, LLC both have plans for office buildings in Kingstowne.

 

Besides the empty office building across from Kohl's that will be finished in June, there are even more office buildings coming to the Kingstowne area.

According to its website, The Halle Companies — which also owns parts of Kingstowne Towne Center — plans to build a Kingstowne Towne Center Office and Retail building to be located at 5931 Kingstowne Village Parkway and 5951 Kingstowne Village Parkway.

The project will include four office towers totaling 1,200,000 sq. ft of office space with an additional 30,000 square feet of ground-floor retail space. The Halle Companies was not interested in speaking with Patch about the plans for the project.

The Halle Companies' empty office building located at 5650 King Centre Drive is currently generating interest but doesn't have any confirmed tenants and this may be due to the issues surrounding sequestration, said David Stoudt with Jones Lang LaSalle.

"The issue with sequestration is crippling the entire region from a government contracting standpoint," Stoudt said in a phone interview last week.

Over on Beulah Street, a three-story office building is going up and is expected to be completed in June. The 36,000 sq. ft. of LEED Silver certified space — owned by Beulah Street II, LLC — is being developed as a new corporate headquarters for the primary tenant NES Associates, according to a recent L.F. Jennings news release.

Additional design themes focus on alternative methods of transportation. Beulah Street II will provide tenants with electric car-charging stations and a bicycle storage building.

Yes this is a 'mixed' feeling topic in Kingstowne which is why - probably - The Halle Companies didn't want to discuss the plans.

Office space additions, increased people at Belvoir, bid to get FBI in Springfield, renovated Springfield Mall.... Yet not much activity to insure the roads can handle all of this. (They currently cannot)

This was a big topic of discussion in 2007-2008. Kathy Snyder (KROC President) held a couple town hall meetings that got pretty contentious and exposed Mrs. Snyder as being weak, ineffective and dishonest.

Kim - during the town hall meetings the last time this came up in 2007/8, a VDOT spokesman came to brief the traffic testing they did. It was pathetic. They sat at one intersection (I believe it was Van Dorn/Telegraph) for one day and counted cars. That's a single data point. This was pointed out repeatedly (there was actually a NASA or NRL scientist in attendance).

No one on the board seemed to care.
