The key to getting a mortgage to buy a home is preparation. Most buyers should contact a lender 5 - 6 months before they are ready to move into a new home to have a mortgage analysis done. This will enable them to put in place a plan to make what changes are necessary in order for them to qualify for a mortgage when they are ready to make the move. Often a buyer will apply for a mortgage with a 3 month timetable only to discover he or she can't qualify for a mortgage at that time and that they need to make some changes related to credit, or assets and it may take months to complete these task. Had they had an analysis done months prior they would be ahead of the curve on their purchase.
